In the interest of complete candour, I should mention that I’ve worked in the home staging industry full-time since 2006. I have assisted hundreds of home sellers and real estate agents in the process of selling their properties more quickly and for a higher price.

I’ve been to homes that were very small, very large, and everything in between. And I’m here to tell you that there are ways to improve ANY house so that it can be put up for sale and bring in some additional cash for you!

How much? That is dependent on a number of different factors. There is no specific number available. However, taking into account the relevant statistics, an increase in the selling price of between 5 and 10 per cent is a very reasonable expectation.

Why would you want to stage your home before putting it up for sale?

Instead of asking why you would want to do it, the question should be why you wouldn’t. Unless you have no interest in increasing the likelihood that you will sell it quickly and make additional money from the transaction.

Do-it-yourself home staging as opposed to hiring a Professional Stager

Now that it’s abundantly clear that you should stage your occupied house in order to sell it, you should probably think about how to carry out the process.

It all depends on where you live, how much time you have, how much money you have, and what kind of person you are.

Do you reside in a region (or country) that does not have any home stagers available for hire?
If that’s the case, your only choice is to handle it on your own, which is a decision I wholeheartedly endorse.

Do you have the financial means and the willingness to stage your home?

If you have a clear, step-by-step plan to follow, you should be able to stage your own home in preparation for selling it.

You could waste dozens or even hundreds of hours just watching videos on YouTube, reading blog posts, or looking for things on Pinterest. 

At the end of the day, you will probably squander a lot of valuable time, and you won’t be any clearer on how to effectively stage your house to sell in a timely manner while staying within a reasonable budget.

Do you feel that the cost of home staging services is too high for your budget?

There is a lot of variation in the price of the fully occupied staging service. You should do your own research, but the typical cost of occupying a staging area for one day could range anywhere from $700 to $1,200.

The home’s appearance will be improved through the use of existing furnishings and decor by the stager.

To effectively stage a home for sale, one should do these three things first:

The 3 Ds of House staging…

1. De-clutter. Remove items of furnishings and accessories so that only the “bare essentials” remain. The idea here is to make the rooms seem larger and to keep the buyers’ focus on the home and not the items in it.

2. De-personalize. Remove all items of a personal nature such as family photographs, children’s drawings on the refrigerator, etc.

These items distract buyers and place psychological barriers to purchasing. It’s more difficult for buyers to imagine themselves living in a home that shows images and belongings of the current occupants.

3. De-style: Remove all elements of design style as much as possible.

Rooms should be painted in neutral shades of whites, off-whites and beiges.

Heavily “styled” furnishings should be replaced with moderately-styled furnishings, etc.

The idea here is to appeal to the broadest of style tastes, as neutral colours and moderate furnishings will allow buyers to envision their own style in the home.

1. Begin staging with the outside/Facade

If you want to see people who are interested in buying your house park in your driveway during the inspection and don’t forget about the outside of the house.

Great kerb appeal will show off your home’s best features and give potential buyers a sneak peek at the kind of life they could live there.

With that in mind, here are some tips for staging the outside:

  • Wash & Clean everything outside.
  • Make changes to your parking area or driveway.
  • Set up your living space outside.
  • Paint the outside of your house, including the walls, windows, and fences.
  • Add a stylish welcome mat and some eye-catching pot plants to your front door to make it look better.
  • Put in new light fixtures, doorknobs, and mailboxes, among other things.
  • Clean up your yard, including the area around the pool.

2. Stage & Prepare the Foyer and Entryway


Because the foyer is most typically the first room that prospective buyers would view, you need to make sure that it is staged in a way that attracts their attention.

You want to create a warm and welcoming place for potential buyers to fall in love with at first sight, and regardless of the size of your foyer, the decor should be as simple as possible.

In order to achieve the desired atmosphere, it is recommended to make use of a variety of light fixtures, both for accent lighting and for general lighting around the room.

The hallways should not be obstructed by the goods that are brought in and taken out on a regular basis, such as shoes, coats, and bags. An entryway should be able to accommodate all of these things. Clearing out some of the clutter in this area will make it much simpler to enter and leave.

3. Stage your Living Room

Staging the living room by using paint colours that are neutral, furniture, and accessories that are fun can create that one-of-a-kind atmosphere that buyers are searching for.

Windows should always be highlighted, streamlined, and kept straightforward in order to draw attention to the amount of light that can be seen through them. Even if there is nothing outside the window to look at, it is still a good idea to display it rather than hiding it behind thick drapes or curtains.

Eliminate visual chaos by stacking books either horizontally or vertically to achieve visual equilibrium.

You should also take out all of the photographs and personal souvenirs that are currently displayed in the living space. You don’t want the potential buyers to be distracted by images you took during a family gathering, wedding, or vacation when you’re trying to sell the house; you want them to see themselves living there.

Pro TIP! Before each open for inspection, save money by purchasing potted plants instead of fresh flowers. You can even put tree branches in containers of water to give the appearance of freshly cut flowers.

4. Stage your Bedrooms

Dark spaces look gloomy and uninviting. Open any blinds or drapes that are in the room to let in as much natural light as possible. 

Additionally, position mirrors across from windows in areas of the room that are particularly dim.

Emphasize the bed, as it is almost invariably the primary focus of bedrooms. Don’t forget to get rid of those cumbersome nightstands and remove the enormous dressers.

Pro tip: If you have a bedroom that is on the smaller side, you may create the illusion that the space is larger by selecting furniture that is proportionate to the size of the room and matches the available area.

5. Stage your bathrooms

6.Stage your Kitchen

The kitchen is one of the rooms in the house that is used the most, and as a result, it is prone to collecting grime and grease over time.

An unpleasant appearance is created in the kitchen by cluttered benchtops, refrigerator magnets, and notes. If you want to give the impression that there is more room in your kitchen, you could hide items like these from view.

If the kitchen has ample space, an eating room that is more casual can be added to complement the space. However, if there is not enough room for a dining table, a breakfast bar that also has chairs can serve this purpose.
